About the property
På Torvet is centrally located in Ærøskøbing and combines guest rooms, apartments and a café in one small, coherent business.
The accommodation offers a total of 26 beds across 7 double rooms, 2 apartments for 2 guests and 2 apartments for 4 guests. The café has approximately 60 indoor seats and another 60 outdoor seats on the town square.
The buildings are historic and have been carefully restored, while each room has its own character and atmosphere. Together with the location directly on the town square, this gives På Torvet a distinctive sense of place.
Behind the main buildings is a courtyard, currently used primarily by hotel guests. It provides a quiet outdoor space and offers further potential for the future.

Ærø and the location
Ærø is known for its distinctive calm, strong local community and a lively summer season that attracts visitors from both Denmark and abroad.
The island attracts guests looking for nature, history and a pace of life that feels different from the mainland. This is reflected in the demand for accommodation and experiences, particularly during the main season.
Recent tourism analyses also point to continued potential for tourism on Ærø. In 2025, 234,655 visitors were registered on the island, while the total number of visits is estimated at around 375,000. The analyses also point to a continued need for additional accommodation during the high season. Read the analysis from Ærø Tourism & Business.
Apartments and guest rooms, each with their own character
A different working life
På Torvet offers the opportunity to create your own business while becoming part of everyday life in a small island town.
In the morning, Ærøskøbing can be almost completely quiet as the day begins. Just a few hours later, the town square is filled with visitors and life. That contrast is part of everyday life at På Torvet – the quiet morning hours before the town wakes up, followed by the lively atmosphere around the square later in the day.
The year follows its own rhythm. Summer is intense and lively, while spring and autumn are quieter. The Christmas markets mark the final special period of the season, before Ærø settles into winter. From Christmas until Easter, the island slows down considerably.
As an owner, you are close to both the guests and the local community. Many guests return year after year, and over the course of a season, relationships naturally develop with hotel guests, local residents, guides and visitors who come back to the café or accommodation again and again.
For the right buyer, it can be an opportunity to work for yourself, build a life together as a couple and become part of a small community on Ærø.
Why are we selling På Torvet?
We took over På Torvet in 2025 with great enthusiasm for the property, the business and the opportunity to build something new on Ærø. Since then, we have gained a much better understanding of both the place and what it means to live and run a business on a small island.
We are still very fond of På Torvet and can clearly see its potential and the opportunities for further development. At the same time, we have realised that the way of life and the next stage of development that the property calls for are not the right match for us.
We therefore believe that the time is right to pass På Torvet on to a new owner who can see themselves in life on Ærø and would like to take the place further.
Current operations
På Torvet is currently operated as a combined hotel and café business. The accommodation has 26 beds, while the café contributes a significant share of the overall turnover and creates a lively atmosphere around the property.
The accommodation side is relatively straightforward to operate. With 26 beds, the business can be run flexibly according to the season and level of demand, and parts of the guest journey can be handled through self-service solutions. Housekeeping and other staffing are adjusted according to need, and the business operates with seasonal employees.
Operations follow the seasonal rhythm of Ærø. The accommodation can open from Easter and continue through the summer, autumn and the Christmas markets, while the café can have a shorter season. Opening periods and the length of the season can be adapted to the business model chosen by the new owner.
The café provides an opportunity for additional turnover and creates a natural connection with the hotel, but it also involves a more intensive day-to-day operation. The new owner can therefore decide how large a role the café should play in the overall business.

Possibilities
På Torvet can be taken over and continued in its current form or further developed according to the new owner's wishes.
There is also significant potential to expand the accommodation side, including by converting more of the existing space into guest rooms and apartments.
The second floor is currently unused and has views towards the water. Any potential conversion would require further assessment of the possibilities, planning permissions and financial implications, but the space represents a potential development opportunity for the new owner.
Financing
Financing a property and business of this type will depend on the buyer's financial position, the overall structure of the transaction and the lender involved.
For the right buyer, we may in some cases be able to offer seller financing as part of the overall financing structure.
We are happy to discuss possible financing structures as part of a confidential and non-binding dialogue.
